The average cost of a hectare of agricultural land in Ukraine has risen to 75.1 thousand UAH. Over the year, prices have jumped by 26%, with the most expensive plots being sold in the Carpathian region and the Kyiv region.

Land prices in Ukraine are increasing. In particular, the cost of agricultural land has notably gone up. During the first four months of 2026, the value of a hectare of land rose to 75.1 thousand UAH. This represents a 26% increase over the year.

Land has become significantly more expensive in Ukraine: how much does a hectare cost?

The most expensive land is currently found in the Ivano-Frankivsk and Kyiv regions. Since the moratorium was lifted and the land market opened, Ukrainians have entered into over half a million transactions totaling almost 50 billion UAH over four years.

In 2026, Ukrainians are most actively purchasing land in the Vinnytsia and Chernihiv regions.

Throughout 2025, Ukrainians concluded a record 131.3 thousand transactions. A total of 291 thousand hectares of land were sold.

“This is 13% more than in 2024. At the same time, the transaction amount increased by 43%: from 12.5 billion UAH to 18 billion UAH. If in 2024 a hectare of land cost an average of 47.3 thousand UAH, then in 2025 – it was already 61.8 thousand UAH,” Opendatabot reports.

The value of land in 2026 has increased by 26%. Concurrently, the area of land sold has decreased. Ukrainian land was most expensive in January 2026, when a hectare cost an average of 95.7 thousand UAH.

Dynamics of the average price per hectare:

  • 2021 – 36,445 UAH/ha

  • 2022 – 35,828 UAH/ha

  • 2023 – 40,131 UAH/ha

  • 2024 – 47,251 UAH/ha

  • 2025 – 61,835 UAH/ha

  • 2026 – 75,138 UAH/ha

Land prices in Ukraine traditionally vary by region. A hectare of land will cost the most in the Ivano-Frankivsk region – 179.6 thousand UAH. In the Kyiv region, a hectare of land costs an average of 178.2 thousand UAH.

The Lviv region (153.4 thousand UAH/ha), Ternopil region (120 thousand UAH/ha), and Vinnytsia region (93.4 thousand UAH/ha) are also among the most expensive regions.

The cheapest land is sold in the southern and frontline regions. The lowest prices were recorded in the Donetsk region (30.7 thousand UAH/ha), Kherson region (38.5 thousand UAH/ha), and Mykolaiv region (44.1 thousand UAH/ha). Regions with low land value also include Dnipropetrovsk (46.5 thousand UAH/ha) and Odesa (47.8 thousand UAH/ha) regions.

Who is eligible for exemption from land taxes in Ukraine?

We remind you that Ukraine has a tax for landowners, however, certain categories of citizens have the right to be exempt from paying it. According to information from the Pension Fund of Ukraine, in accordance with the Tax Code, persons with disabilities of groups I and II, pensioners, war veterans, victims of the Chornobyl disaster, as well as individuals raising three or more children are exempt from land tax.

The law also provides for exemption from taxation for specific objects if the land plots do not exceed the established limits. In particular, tax is not paid for plots for personal farming (up to 2 ha) and for gardening (up to 0.12 ha).

Plots for the construction and maintenance of a residential building (up to 0.25 ha in villages, up to 0.15 ha in towns, and up to 0.1 ha in cities), for cottage construction (up to 0.1 ha), and for building an individual garage (up to 0.01 ha) are also eligible for the benefit.
