In recent months, Ukraine has witnessed a surge in land prices, and this trend is expected to persist until the end of the current year.

Despite the full-scale war, agricultural lands in Ukraine are steadily increasing in value.
This is reported by “24 Kanal,” citing Ihor Yurchenko, an expert from the Institute of Agrarian Economics.
According to the expert, the market dynamics since its inception in Ukraine in July 2021 have been consistently upward, as evidenced by an almost 1.57-fold increase in the average price per hectare. He provides the following figures: the price per hectare rose from 31,959 hryvnias in the second half of 2021 to 50,054 by the end of 2025.
The expert forecasts that by the end of 2026, the price of agricultural lands could range from 54,000 to 62,000 hryvnias per hectare, representing an 8% to 18% increase compared to the average price in 2025.
The lower end of the range, 54,000 hryvnias, might be realized in a scenario of deteriorating security, a sharp decrease in the number of transactions, or the cessation of activity by large companies;
The upper end, 62,000 hryvnias, is possible if the current pace is maintained and the share of agroholdings in the market continues to grow, as they systematically purchase land at higher prices than individuals.
The expert notes that the emergence of legal entities as buyers has led to a structural shift in the market, as they offer a price premium of 38% to 40%. This pulls the average price upward and establishes a new benchmark for the entire market.
Earlier reports indicated that the agricultural land market in Ukraine had surpassed the one million hectare mark and demonstrated a sharp increase in value. The average cost per hectare has risen by 96% since the market opened and reached 64,631 UAH ($1,501) by the beginning of 2026.
